What does our service include?

- Organizing and coordinating viewings

We coordinate the scheduling and supervision of property viewings, providing prospective tenants with the information provided by the landlord regarding the lease terms.

- Pre-screening of applicants

We collect the documentation typically required so that the landlord can assess the profile and financial capacity of potential tenants.

Among others, the following documents may be requested:

• Identification document;

• Tax Identification Number (NIF);

• Proof of income;

• IRS tax return;

• Proof of employment;

• Guarantor, when applicable.

The decision to accept or reject the applicant always belongs to the property owner.

- Documentation support

- Tenancy agreement

The tenancy agreement will always be prepared by a lawyer, who ensures its legal compliance, with the cost borne by the Real Estate Agency.

The communication of the agreement to the Tax Authority is the landlord’s responsibility, although purely administrative support may be provided in this procedure.

- Support with activation or transfer of utility service contracts

- Inventory and initial record
